Imagine a potential buyer driving by your home after sunset.  What will they see – a beautifully lit walkway leading to a welcoming front door – or a house that’s dark and dreary?

Many potential buyers want a home that looks lovely both day and night.  Why do they care what it looks like in the dark?  They entertain primarily at night, they frequently come home from a long day at work after dark, and they want the added level of security provided by a well-lit home.

How to Avoid Deal-Killing Surprises When Selling Your Madison MS Real Estate

Getting from “I want to sell my house” to “SOLD” is often a long and stressful process.  The last thing you want to do is find someone who wants to buy your house and then lose him or her.  Here are five ways to avoid deal-killing surprises:

  • Get a home inspection.  If you truly don’t want any surprises, get a home inspection before you put your Madison MS real estate on the market.  Then make all repairs needed; or disclose the problems up front, and tell the potential buyers how much you’ve reduced the price instead of making the repairs.
  • Do not ask for favors.  You don’t want to suddenly ask the buyers if you can delay closing for six months or if you can keep the crystal dining room chandelier.
  • Go over the contract in detail.  Ask your agent to have the buyer’s agent go over the details of the Madison MS real estate contract with the buyers before they sign it.  Even if the buyers say they understand the contract, ask the agent to discuss the details with them.  This prevents misunderstandings and provides time to make contract changes well before the closing, if needed.
  • Be honest.  If your hot-water heater breaks two days before the closing, don’t pretend that you love cold-water showers.  Tell the buyers what happened and that it’ll be replaced before closing.  Being honest up front builds trust.

5 New Year’s Resolutions that Get Your Madison MS Real Estate Sold

If you’re hoping to sell your Madison MS real estate in 2011, make some New Year’s resolutions to help the process along.   Resolve to:

Super low bids are not insults; they’re a buyer’s way of testing you.  So, even if an offer seems insulting low to you, counter it.  If the buyer wants your home, he or she will come up to a realistic price.

5. Remain flexible.  Make concessions where you can.  The buyer wants you to pay part of the closing costs?  That’s a great way to sweeten the deal.  Fix those small problems found in the home inspection.  Add on a home warranty.  A successful sale means everyone walks away happy.
