			<content:encoded><![CDATA[<p>On June 16, the Senate approved a plan to give homebuyers an extra three months to finish qualifying for federal tax incentives.  If the plan passes, it means you’ll have until September 30, 2010, to close on the Madison MS home for sale you’re purchasing to qualify for tax credits of up to $8,000.  (First-time buyers were eligible for a tax credit of up to $8,000. Current owners who bought and moved into another home could qualify for a credit of up to $6,500.)</p>
<p><strong>Who Qualifies?</strong></p>
<p>Originally, you had to sign a contract to purchase a home by April 30, 2010, and close no later than June 30, 2010.  With this extension, anyone who had a signed purchase agreement by April 30 would have until September 30 to close on the sale of that home.</p>
<p><strong>Why the Extension?</strong></p>
<p>Mortgage lenders have been swamped with borrowers trying to get their Madison MS home purchases approved by June 30.  Many potential borrowers are having difficulty meeting that deadline. </p>
<p><a title="The National Association of REALTORS" href="http://www.realtor.org/" target="_blank">The National Association of REALTORS®</a> (NAR) estimates that 180,000 buyers are likely to miss the June 30 deadline &#8220;because of delays in the process.&#8221; That&#8217;s particularly true of <a title="buying short sales" href="http://homebuying.about.com/od/glossarys/g/ShortSale.htm" target="_blank">short sales</a>, the NAR noted.</p>
<p><strong>Is it Approved?</strong></p>
<p>Unfortunately, an extension of the deadline for the <a title="federal homebuyer tax credits" href="http://www.realtor.org/government_affairs/gapublic/american_recovery_reinvestment_act_home#taxcredit " target="_blank">federal homebuyer tax credit</a> remains tied to Senate legislation that would extend unemployment benefits, complicating efforts to get the deadline extended before the expiration date of June 30. </p>
<p>But don’t give up hope.  If lawmakers extend the deadline after June 30, the language in both the House and Senate bills will apply retroactively.</p>

Most of us already have the experience, but ongoing training is also important. Why? So we know all the ways to attract buyers to your home, no matter what they’re looking for. In other words, learning what they’re looking for helps us to better understand what selling points your home has, and how best to market them.</p>

<li><strong>A list of references:</strong>  Be sure to contact these references and ask what they thought of the home inspector and whether or not they’d use the inspector again.</li>
</ul>
<p><strong>Now What?</strong></p>
<p>Okay.  Now, the inspection is performed and you’ve received the written report.  You have a couple of options to resolve any problems noted in the report:</p>
<ol>
<li>You can fix the problems yourself.</li>
<li>You can hire someone to fix the problems.</li>
<li>You can reduce the sales price by the estimated cost to fix the problems.</li>
</ol>

			<content:encoded><![CDATA[<p>April has a lot of important and semi-important dates in it. The tax deadline, Good Friday and Easter are just a few. What is April 5th, though, and what does it have to do with Madison MS homes for sale? Well, the biggest news is that the government has stepped into real estate and short sales.</p>
<p><a title="home sales are down across the nation" href="http://www.nasdaq.com/newscontent/20100226/Existing-home-sales-drop-on-weak-consumer-sentiment.aspx" target="_blank">Home sales are down</a> nation-wide, despite the Obama administration’s efforts with the first-time buyer’s tax credit. Many homebuyers are waiting for a better interest rate or to see if home prices will drop more. Meanwhile, owners with Madison MS homes for sale are preparing for the spring selling season, without any idea whether they’ll actually be able to sell or not.</p>
<p>Part of the reason for this situation is because of the depreciated housing values. For instance, many potential buyers want to take advantage of the <a title="repeat home buyers tax credit expiring soon" href="http://www.nuwireinvestor.com/articles/real-estate-agents-say-tax-credit-is-doing-little-to-54791.aspx" target="_blank">repeat buyer’s tax credit</a>, but can’t. They currently own a home that’s facing foreclosure, are trying to sell that home, but can’t because it’s underwater. This puts a wrench in the whole market.</p>
<p>The government’s solution is short sale. There’s always been the option for those facing foreclosure to opt for short sale, but (thanks, in part, to the many scams out there) few choose this option. The Obama administration has decided that, if they can’t help with foreclosure, they’ll pay people to accept short sale.</p>
<p>Starting April 5, 2010, the government is encouraging delinquent borrowers who can’t be helped through loan modification programs to go through a streamlined short sale process. Many potential short sellers have gotten offers the lenders won’t agree to, which this program called HAFA (<a title="Home Affordable Foreclosure Alternatives" href="http://www.realtor.org/government_affairs/short_sales_hafa" target="_blank">Home Affordable Foreclosure Alternatives</a>), is geared towards fixing. Here’s how:</p>
<ul>
<li>The servicing bank that allows the short sale gets $1,000.</li>
<li>The homeowner gets $1,000 to go towards a second loan.</li>
<li>The homeowner gets $1,500 in relocation assistance.</li>
</ul>
<p>Even with this program, lenders are wary of short sales. Depending on the price of the short sale, there’s a possibility that lenders could lose a large amount of money. However, under the new program, real estate agents will be working with the lender to determine the value of the home and what the minimum price should be. If the short sale offer meets or exceeds that minimum, the lender has to accept it.</p>
<p>The hope is that this program will slow the tide of foreclosures, free homeowners up to become repeat buyers, sell more homes and, ultimately, improve the flow of the real estate market. The good news about all this is if the program does even a quarter of what the administration plans, there may not be enough <a title="search for Madison MS homes for sale" href="http://www.paularicks.com/home-search.htm" target="_self">Madison MS homes for sale</a> to go around!</p>

<p>1. <strong>Interest Rates on the Rise</strong> &#8211; Thanks to the Federal Reserve buying $1.23 trillion worth of mortgages, interest rates have been kept somewhere between 4.93% and 5.09% for a 30-year fixed-rate loan.  That’s about 0.4 % lower than it might be without the Fed’s help. However, by the end of 2009, the Federal Reserve had already started implementing a <a title="Federal Reserve is phasing out the mortgage program" href="http://money.cnn.com/2010/02/23/news/economy/fed_mortgages/index.htm" target="_blank">phase out of the mortgage program</a>. With the Fed program closing at the beginning of this month, it’s not a question of <em>whether</em> mortgage rates will rise, but when, how much and how fast.  The experts don’t expect them to climb very high, stopping somewhere between 5.5% and 6% by the end of 2010.</p>
<p>2. <strong>Lower Home Prices</strong> &#8211; Home prices, predicted to drop another 5% in 2010, will also make some difference in overall cost. Putting the falling home prices together with the currently low interest rates, you still have a chance to get a great Madison MS home for sale at a great deal – for a little while longer.</p>
<p>Instead of waiting for lower costs that may never come, consider where you are now:</p>
<ul>
<li>Do you have good credit?</li>

Those who own one of the Madison MS homes for sale or want to buy a new home can take a deep breath.  Home equity is on the rise, according to a recent study by Zillow.com, an online real estate valuation researcher.  And, Federal Reserve economists agree. Although home equity isn’t what it was three years ago, it’s on the rise.</p>

<p>The Fed’s <a title="fed's most recent &quot;flow of funds&quot; survey" href="http://www.federalreserve.gov/releases/z1/Current/z1r-1.pdf" target="_blank">most recent “flow of funds” survey</a> indicates that the net equity of national homeowners grew by almost $1 trillion over the first three quarters of 2009, and rose further by $418 billion between June and September of last year. Compared to before the bubble popped, that’s really not that impressive. However, after three straight years of steadily dropping equities, it could signify the long awaited end of the housing crash.</p>
<p>In the housing markets of several cities, negative home equity is dropping; Los Angeles, San Francisco, Miami and Seattle are just a few examples. Good news for those with Madison MS homes for sale, but even better news for some of the hardest hit cities, such as Phoenix, AZ, and Fort Myers, FL.</p>

<li><strong>The housing supply is shrinking</strong>. At the peak, we had 11 months worth of back supply. By the end of 2009, we were down to 7.2.</li>

Buyers waiting for lower mortgage rates – just like those waiting for lower housing prices – are getting serious about buying now.</li>

<p>Last and most importantly, consumer confidence is growing – something we badly need to get the economy on track.</p>
<p>What’s the moral of the story? If your house is one of the Madison MS homes for sale and you’ve been sick with worry that it might not get taken off the block, take a deep breath. Things are getting better and, if you hang in there, may end up better than you hoped.</p>
